Opportunistic capital for real estate partners.
PT Real Estate invests in selective domestic direct real estate opportunities alongside experienced developers and sponsors in various product types.
PT Real Estate is an affiliate of Patterson Thoma Family Office and represents the firm’s real estate investing activity. We are experienced in industrial, residential and office verticals and offer single source debt and equity solutions to well-aligned sponsors. We prefer shovel-ready, single purpose development or value-add sites with meaningful upside and also consider stabilized assets with high current yields.
For Raw Land, we prefer acquisitions >$50M that are suitable for master planned communities.
We prefer direct opportunities and do not invest passively in funds unless we are investing alongside the sponsor in the General Partner.
We tailor each real estate partnership to align our capital with the sponsor. In addition to acquiring single assets we can also develop programmatic structures and craft a ‘buy box’ allowing our partners to execute their strategy at scale.
As an example of our co-GP strategy please see www.mckinneyfund.com. Since 2008 we have executed dozens of deals from buying notes, to developing single-family homes as well as ground up construction in affordable multi-family, student and senior housing.
As an example of our programmatic structure please see www.anchor-re.com. We crafted a workforce industrial ‘buy-box’ with in 2021 and have since been the sole equity source on seven transactions.
Another systematic relationship exists with www.cambermark.com. They regularly source counter cyclical real estate opportunities ranging from manufactured housing to high yield stabilized office buildings in major metros.
While each opportunity may have some mixture of debt and equity, we’ve invested in industrial buildings as small as 6,000 square feet to a recent all-equity transaction to acquire over 5,300 acres in Texas to develop a master planned community.
