Patterson Thoma is a GP in the real estate fund focused on Multi-Family, Senior Living, & Student Housing developments. We have partnered with the State of Texas as a limited partner for more than a decade and currently have over $500MM in Assets under Management. We typically deploy $5M-$15M in equity with developers.

NCA Loans

We have partnered with a prominent debt servicing firm in Dallas, TX to lead the capital formation of multiple debt portfolios yielding monthly cash flow with our co-investors. We have deployed over $30MM+ of the ~$100MM+ in the strategy. We are excited about future opportunities in the rounds.

Teladoc Health

Patterson Thoma was an early investor in Teladoc Health (Ticker: TDOC). We participated in numerous pre-IPO funding rounds, including equity investments and convertible notes.

Patterson Thoma initially invested in a pre-series A convertible note, later becoming the lead investor of the Series A round. Our team remains active in the company and holds a board seat. We proudly report that shortly a year after the Series A round, the company raised a Series B round at 4x the initial valuation.

Adaptive 3D Technologies

In active support of a UT Dallas professor, Patterson Thoma was the first seed investor in a 3D-manufacturing company. As applications of the technology across multiple industries grew, Patterson Thoma participated in the Series A round, and in year four of the investment, advised the company through an exit via a SPAC (Ticker: DM). We maintain a good relationship with the founders and have subsequently invested in their next venture.

Compaction Technologies

Respecting the operator’s desire to maintain 100% of his company’s equity, our team structured a solution for the trash compactor manufacturer via the financing of their lease agreements with their customers. This accelerated the company’s cash flow and relieved them of servicing the leases. We provided $5MM+ in financing for the company and successfully placed the portfolio with a leading operator in the space less than one year after the initial lease purchase.

GTF Energy, LLC dba Railhead Rentals

Patterson Thoma partnered with another family office originally to provide growth capital for an extended stay housing provider in West Texas. At the request of the operator, we eventually purchased the entire enterprise. Investors have realized a 14% IRR to date and continue to receive monthly cash flow distributions from operations. Patterson Thoma maintains its role in operations, marketing, accounting, and investor reporting and compliance.
